What is a fire door and why do I need one? A fire door is a specially rated door assembly — including the door leaf, frame, hardware, and seals — designed to contain the spread of fire and smoke between compartments of a building for a set period of time (typically 30, 60, or 120 minutes). They are required by the Building Code of Australia in most apartment buildings, commercial properties, and between garages and living areas in homes.

What Australian Standard applies to fire doors? Fire doors in Australia must comply with AS1905.1 — Components for the Protection of Openings in Fire-Resistant Walls. All hardware, seals, and installation methods must meet this standard. Sydney Fire Doors carries out all work to AS1905.1 and BCA requirements.

 

How often do fire doors need to be inspected? Under NSW regulations, fire doors in buildings subject to an Annual Fire Safety Statement (AFSS) must be inspected and certified at least once per year. High-traffic doors — such as fire stairs in busy apartment buildings — may benefit from more frequent inspections. We recommend a maintenance check every 6 months for heavily used doors.

 

What is an Annual Fire Safety Statement (AFSS)? An AFSS is a document that building owners in NSW must submit to their local council and NSW Fire & Rescue each year, certifying that all essential fire safety measures in their building — including fire doors — are functioning and compliant. Fire doors must be inspected and certified by a suitably qualified person before the AFSS can be submitted.

 

What makes a fire door non-compliant? The most common reasons a fire door fails inspection include:

  • Gap between door leaf and frame exceeding 3mm at the sides or top

  • Self-closing mechanism not functioning correctly

  • Door not self-latching when released

  • Damaged or missing smoke seals or intumescent strips

  • Damaged door leaf or frame affecting fire resistance

  • Missing, unreadable, or expired compliance tag

  • Vision panel not rated to the same standard as the door

 

Can a fire door be repaired instead of replaced? In many cases, yes. Broken closers, worn smoke seals, gap issues, and minor frame damage can often be repaired at a fraction of the cost of full replacement. We will always assess your door honestly and recommend repair where it is a viable option.

Do you supply fire doors as well as install them? Yes. We supply and install complete fire door sets — door leaf, frame, and all compliant hardware — or we can install a door set you have already purchased. We can advise on the correct specification for your building.

 

What is a fire door compliance tag? A compliance tag is a physical label attached to the fire door after inspection or installation. It records the date of installation, the certifier's details, and the compliance status of the door. It is a legal requirement for certified fire doors and is needed for your Annual Fire Safety Statement. A fire door without a compliance tag is non compliant and cannot be re tagged by another installer.

 

Do you certify fire doors you didn't install? Yes. If they have an existing tag identifying the year of install, the installer/certifier, the manufacturer and the FRL. We inspect and certify existing fire doors , provided they can be brought to a compliant standard. If a door fails inspection we will advise you on the repairs needed and can carry them out on the spot or return to complete them promptly.

 

Who is responsible for fire door compliance in a strata building? In most cases, the owners corporation is responsible for maintaining and certifying fire doors in common areas — including fire stair doors, plant room doors, and typically unit entry doors (as these are usually common property). We work regularly with strata managers and owners corporations and can coordinate building access and provide all AFSS documentation.

How long does a fire door installation take? A single residential or commercial door installation typically takes 2–4 hours. For strata buildings with multiple doors, we schedule the work to suit your building and minimise disruption to residents.
